It is strongly recommended that you obtain the services of a Professional Engineer to do your home inspection. The inspection will let you know what condition of the many parts of your home are in, give you warning of substandard wiring, a leaky roof, evidence of flooding and many other issues that you would hate to find out about AFTER the closing.
We will review the contract of sale sent by the Sellers attorney and create a Buyer’s rider to make sure that you get what you pay for and are given adequate time to get your mortgage commitment and clear all the issues you may have to get that commitment.
We will order your title searches and work to make sure the home you want is clear of title objections, violations and judgments before the closing
We will also make sure you receive a Survey as you want to make sure you will be the owner of the entire property as listed on the deed, regardless of where the broker or seller told you the property line is located. Our goal is always that you have marketable insurable title with no surprises.
